While condition surveys and fault finding on buildings services systems remains a part of our service - and we will still provide practical Operating and Maintenance Manuals, Standard Operating Procedures or Building Log books when required - It is the enormity of meeting targets for CO2 reduction that has caught our imagination - Both the scale and the pace.
There can be few who do not understand the implications of global warming or - with the IPCC suggesting 2oC and upwards is already inevitable - that action is necessary. Less understood is the real urgency - that we probably have this decade to make a difference - or accept we have failed and are leaving a dangerous legacy for the next generation.
Government targets - recently confirmed - are to reduce CO2 emissions by 80% on 1990 levels by 2050. Since the majority of existing buildings will still be in use at that time, FM staff are actually being tasked with producing significant and continuous improvements for the next 40 yrs.
And we haven't even started !
Our service has therefore evolved to include;-
- Energy Surveys - detailed investigation by experienced staff using advanced loggers to measure where energy is consumed - and what should be targeted for improvement.
- Energy management - continuous monitoring of consumption to confirm progress with energy saving actions and the achievement of targets.
- Energy assessors - for the statutory inspections that meet EPBD requirements.
- Building operation - advice on practical solutions to weakness discovered by survey or energy management - often minor amendments to operating procedures.
- Metering strategies - effective sub-metering to provide useful information on the energy consumption of significant users. Turning survey findings to advantage.
- Low carbon projects - assistance with the design or installation of minor works that apply Cibse guidelines on low carbon principles to reduce CO2 emissions.
